Winni Waterfront Sales Report – June 2018

There were nineteen waterfront sales on Winnipesaukee in June 2018. The average sales price came in at $2.585 million and the median price point was $1.3 million. That brings the total number of sales on Winni in the first half of the year to fifty three at an average of $1,192,533 as compared to the first half of 2017 when there were fifty nine sales at an average price of $1,258,253. There have been twenty seven sales under the $1 million mark, twenty one sales between $1 million and $2 million, four sales between $2 million and $3 million, and only one sale over $3 million.

Winni waterfront reportThe entry level sale was once again an island property. The property is a two-bedroom, one bath home located at 37 Cow Island in Tuftonboro. It was built in 1980 and has 1,400 square feet of living space, a fantastic wrap around deck, lake water supply, and a state approved septic. It sits on a level .89 acre lot with 200 feet of frontage in a quiet cove. This property was listed last July at $330,000 but was only on the market for two months.  It appears to have sold to a buyer in waiting this year without hitting the market at that same price.

Winni waterfront reportThe median price point sale at $1.3 million was the property at 21 Viewpoint Drive in Wolfeboro.  This 4,280 square foot contemporary was built in 1978 on a level .67 acre lot with 210’ of shorefront. It has three bedrooms, three full baths, and an upscale chef’s kitchen with Sub-Zero fridge, six burner gas range, and granite countertops.  The first floor has two guest bedrooms while the master suite is on the second level. There’s a large lakefront living room with two sets of sliders leading out to a large deck and there’s also an oversize screened porch for those buggy nights. The finished walk out lower level has an enormous recreation room and wine cellar.  A three car detached garage completes the package. This property was listed last year and was on the market for 79 days at $1.795 million before expiring. It was sold this year without hitting the MLS at $1.3 million.

Winni waterfront reportThe largest sale in June was on Governors Island in Gilford at 258 Edgewater Drive.  This newly constructed residence has 5,500 square feet of luxurious living space with all the quality and features you would expect at this price point.  There are a total five bedrooms and five and a half baths.  The main level features a chef’s kitchen with a large sitting area that is perfect for entertaining, a two-story great room with field stone fireplace, a dining room, office, and of course a first-floor master suite with its own fireplace, large walk in closet, spa-like bath. Upstairs are three en-suite guest room plus a three-room guest suite (in case your tax accountant needs to come and stay for a while.)  There is a post and beam screened porch with a field stone fireplace as well. The lower level has another 1,700 square feet of unfinished space just in case you need to develop that ultimate man cave on the lake. The home sits on a .81-acre lot with southwesterly exposure with a manicured lawn leading down to 150’ of frontage and dock.  This stunning property was listed under construction in April of 2016 at $2.95 million, was reduced to $2.795 million, and sold for $2.585 million.

Winni waterfront reportOver on Lake Winnisquam there was just one sale in June and that was at 556 Shore Drive in Laconia. This 3,488 square foot ranch style home was built in 1975 but has had many improvements over the years. The main level features a spacious kitchen with silestone countertops, center island, breakfast nook, and tile floors. It also has a formal dining room and large living room with cathedral ceilings and brick fireplace.  There is a first floor master suite with access to the deck and a first floor guestroom. On the lower level there is a huge family room and exercise room along with two more guest rooms, a laundry and full bath.  Outside entertaining here is easy with a wonderful screened porch, extensive decking at the home, plus a large waterside deck. The home sits on a .93 acre lot with 150’ of that sought after Shore Drive waterfront. This home was listed at $929,000 and sold for $915,000 after 17 days on the market.

This sale brings the total number of sales on Winnisquam in the first half of the year to eleven at an average of $701,945. Last year for the same period there were eight sales at an average of $615,462. Not too bad!
