THE SOUTH DOWN LONG BAY YEAR END REPORT – 2016
There were two sales in South Down and two sales in Long Bay in December 2016 bringing the total to 56 sales for the year compared to 59 transactions in 2015 and 55 in 2014. I guess things are pretty consistent!
Another Golf Village unit at 10A Birdie Way found a new owner after a little over a month on the market. This tasteful 1,546 square foot, three bedroom, two bath unit was listed at $265,000, reduced to $255,000 and sold for $248,000. It is assessed at $220,800.
The other South Down sale was at 27 Andover Place. This 3,746 square foot open concept contemporary was built in 2004 and has four bedrooms, three and a half baths, custom kitchen, dining room, large living room with fireplace, and a great front porch to sit on. This home was listed at $899,000 and sold for $865,000 in just 18 days. It is currently assessed at $510,400.
Over in Long Bay at 61 Prides Point, a ten room, five bedroom, four and a half bath, 3,119 square foot waterfront contemporary with loads of upgrades also found a new owner. It was listed at $629,000, was reduced to $599,000, and sold for $569,000 in a little over a month. It is currently assessed at $448,300.
The highest sale of the month was at 37 Rose Point in Long Bay. This stunning, custom open concept contemporary was built in 2001 and has 4,336 square feet of living space, three bedrooms, and three baths. The home sports a chef’s kitchen with an eight burner Viking stove and Sub Zero fridge, custom cabinetry, cherry floors, custom crown moldings, great room, game room, media room, first floor master, and great lake and mountain views. This home was listed at $999,000 and sold for $990,000 in just five days. It must have been pretty nice! It is assessed at $729,800.
In looking at the sales data for 2016, it can be seen that properties are selling on average at 119% of assessed value! That’s pretty darn good in my book!
