Lake Winnipesaukee Waterfront Deals
DEALS ON WINNIPESAUKEE
A review of the listings that have come on the market over the past month or so has revealed what appear to be some pretty good deals. With the summer sales season fast approaching, there were even a few offerings on Lake Winnipesaukee that stood out to be great values at least when compared to their tax assessments.
The new listing at 10 Western Lane in Meredith is a 3,456 square foot, three bedroom, four bath, meticulously maintained Adirondack style home that was constructed in 2001. The home features a bright and open great room with a wood cathedral ceiling and stone fireplace, a kitchen with custom cabinetry and granite countertops, a large family room in the walkout basement with another stone fireplace, a beautiful screened porch, the requisite master suite, in-floor heat and central air. The home sits on a .55 acre lot with 94 feet of frontage on quiet Fish Cove. This home was originally offered last year at $1.29 million and is now marketed at $999,000 or 84% of the assessed tax value of $1,187,900. Sounds like it could be a bargain. Oh yes, it also comes furnished…
Another beautifully maintained property that was just listed is located at 38 Rodgers Rd in Alton. This two bedroom, two bath, 1,118 square foot home may be a bit more modest but offers great views of Winnipesaukee from a safe, protected cove. Features including central air, a wood burning fireplace, deck, and screened porch round out the amenities making this a comfortable retreat. The 1 acre lot has 100 feet of frontage, a sandy beach, and dock. This property is offered at $799,000 which is 89% of the assessed value of $894,600.
There is a beautiful water access home at 180 DeWitt Drive in Cedar Cove in Alton. This property has access to a 360’sandy beach, tennis courts, and moorings. The 5,800 square foot contemporary style home features beautiful architectural details, cathedral ceilings, an open concept floor plan, a state of the art custom kitchen and a living room with a wood burning fireplace. There are three master suites to choose from plus two more bedrooms for your guests or kids along with five full and one half baths. The home sits on a 1.5 acre landscaped lot with a water view. This home was originally offered in 2006 at $1.398 million and while there is some finish work to be yet completed, it is now on the market at $929,000 or 80% of the current tax assessment of $1.161 million. Good things come to those that wait. For more information on these homes and other great deals visit www.lakesregionhome.com/greatdeals
