How to Boost Your Home’s Value

If you are thinking about placing your home on the market, it helps to know how to command the best possible price. People are often amazed by how they can make some simple changes and boost the market value of their homes significantly. Even if you don’t plan on selling for a few more years, it won’t hurt to start implementing some of these simple changes now.

Replace or Revitalize Windows

Windows that look old and tired can mar an otherwise nice looking home. If the windows are still in decent shape, all it may take to revitalize the appearance is to scrape off several layers of paint and apply a fresh coat. When the windows sag or are not in the best of shape, replacing them is an investment that provides benefits now and in the future.

New windows will make it easier to heat and cool the home. That means lower utility bills for you in the here and now. From a visual perspective, new windows inject some life into the outward appearance of the home and help it to look well kept. That makes a much better impression on a prospective homebuyer.

Painting Inside and Out

Paint is an inexpensive way to freshen the look of a home on the inside and the outside. Even if your exterior is mainly brick or some type of siding, a fresh coat on the trim work will go a long way in boosting the curb appeal of the home.

Inside, fresh paint on the walls and ceilings will make the rooms more inviting. If you are preparing the house for placement on the market, remember to use neutral colors. Doing so will make it much easier for prospective buyers to visualize their furniture in those spaces.

A Well Tended Yard

Just as you like to keep things clean and tidy inside, attention to the condition of the front and back yards matters. Anyone who comes to your home gets the first impression based on how well tended the grounds happen to be. Your job is to make sure they get the right impression.

The foundation for a well-tended yard is grass that is lush and properly mowed. Adjust the height of the mower so that it creates the effect of a thick green carpet across the expanse. Augment that manicured look by making sure to edge the lawn, especially along the driveway, the street, and any path leading to the front door.

Continue the manicured look by making sure that all shrubs are trimmed into eye-pleasing shapes. A flower bed of two that is kept free of weeds and offers a nice selection of blooms will also help motivate people to stop and enjoy the look of your place.

While location will have impact on the market value of the home, your efforts to present it in the best possible light will also increase interest from buyers. Keep everything clean, tidy, and pleasant to the eye. All that hard work will pay off in terms of generating more interest from people who are looking for a place to call their own. More importantly, you will attract buyers who are willing to spend a little more for a home that they can move into without having to do a lot of work first.
