If you’re looking for a laidback, but elegant, lifestyle in a gated community with water access to Lake Winnipesaukee then you need to check out South Down Shores in Laconia, NH. The Boat Club Dock Masters are on duty daily during the boating season to launch your boat from the dry berth rack at your request. It is a pretty cool way to get onto the Big Lake at an affordable price and an added benefit is the bottom of your boat stays a lot cleaner. Nobody wants a dirty bottom you know!
Other amenities here include tennis courts, basketball courts, a skating pond, and walking/cross country trails. You are just around the corner from Laconia Country Club and a short drive to a half dozen other courses. The Golf Village condominiums abut the Laconia Country Club for those of you who like to stare at the fairways in mid January.
You’ll see lots of snow machines in the winter as the access out to the frozen lake will take you anywhere in the Lakes Region and beyond. Speaking of winter, you’re only 15 minutes or so from the Gunstock Ski Area in Gilford where you’ll find great family skiing. You’ll find it is an easy drive to several larger mountains if you’re looking for something more challenging with a lot of black diamond trails.

DIRECTIONS TO SOUTH DOWN SHORES – LACONIA, NH
From Boston on Route 93 North to Exit 20
Take a left onto Route 3 East toward Laconia and travel approximately seven miles to the major intersection of Route 106 in downtown Laconia. The Landmark Inn will be on your left. Take a left at the lights and go straight through downtown Laconia, you are on Main Street (Rt 106) and continue about 2.5 miles. You’ll come to a full set of lights at the intersection of Elm Street on your right and Meredith Center Road on your left. Continue straight on Route 106 (Parade Road). The entrance to South Down Shores is about 200 yards on the right.
From Boston on Route 95 North to Portsmouth
Bear left for Spaulding Turnpike – follow turnpike through both toll plazas until you see the sign for “Route 11 – Lake Winnipesaukee” – Take a right onto ramp and a right onto Route 11. Follow Route 11 to the tip of Alton Bay. Stop at Shibley’s for some ice cream. Continue on Rt 11 along the west side of the lake. You’ll come into Gilford; stay straight on Rt 11 and you’ll pass Lowe’s on the left and a Mobil Station just beyond on the right. Go straight through these as well toward Laconia. You’ll see Irwin Marine and Lakeport Landing on the right side. Take a right onto Elm St. Follow Elm Street to the next full set of traffic lights. Take a right onto Parade Road (Route 106). The entrance to South Down Shores is about 200 yards on the right.
Take Route 3 South toward Weirs Beach. Approximately one mile out of town take the first right at the rotary onto Parade Road (Route 106). Drive approximately five miles on Parade Road (Route 106) – South Down Shores is on the left.
From Weirs Beach
Take Route 3 North to the light at the Tamarack Drive-In Restaurant (great place for Lobsta’ Rolls) and take a left onto Roller Coaster Road and follow to the end (approximately 1 1/2 miles—there is no Roller Coaster on this Road, so no, you didn’t miss it). Take a left onto Parade Road (Route 106). South Down Shores is on the left about three miles down the road.
