The Lakes Region 2017 Year End Residential Sales Report

There were 104 single family residential home sales in the in December 2017 in the twelve Lakes Region communities covered by this report. That number is just an inch short of the 106 sales posted in December 2016. The average sales price came in at $468,698 and the median price point was $288,000.

The Lakes Region 2017 Year End Residential Sales ReportA total of 1350 single family homes sold in 2017 in these communities at an average price of $366,054 with a median price point of $239,450.  That is a 4% increase over the 1294 sold in 2016. The total residential sales volume for the year was up from $430.4 million in 2016 to $494.2 or about 15%!

The number of homes sold under the $100,000 mark has dropped a little every year since 2014 as the inventory has fallen while sales of properties over $200,000 have increased in each price category. The average time on market has fallen from 159 days in 2015, to 106 days in 2016, then to 66 days in 2017. That indicates that the market is moving a lot quicker so buyers should be aware that many homes are not lingering on the market and they should take that into consideration in their decision-making process.The Lakes Region 2017 Year End Residential Sales Report

 

 Laconia once again posted the most residential home sales with 266 transactions, followed by Moultonborough with 181, Gilford with 176, Barnstead with 146, and Alton with 143. Center Harbor had the fewest sales with 17. The towns with the highest sales average were Moultonborough at $650,416, Center Harbor at $608,626, and Meredith at $563,729.  For those looking to find affordable housing, the towns with the lowest average sales prices were Tilton at $203,885, Belmont at $205,204, and Barnstead at $199,786. While the average price for homes in most communities has bounced back significantly from the housing crash in 2008 there are but four communities that have surpassed the peak numbers posted in 2007; Meredith, Moultonborough, New Hampton, and Sanbornton.
