The 2017 Year End Winnipesaukee and Winnisquam Waterfront Sales Report

There were twenty-two waterfront homes sold on Lake Winnipesaukee in December of 2017 at an average price of $1,156,866 and a median price point of $1,020,000.  That is up from the fourteen transactions posted last December. Not a bad finish to the year!

 

 

 

 

That brings us to a total of 170 sales on the big lake for the year which is down a little compared to 182 transactions in 2016 and the 175 sold in 2015. The average sales price for 2017 came in at $1,134,033 and the median price point was $892,000. The average sales price in 2016 was $1,103,002 and the median price point was $804,000. The total sales volume for the year was down slightly from the $200,746,463 posted in 2016 to $192,785,704 this year. The three highest sales for the year were; 320 Sewall Rd in Wolfeboro at $4 million, 104 Veasey Shore Rd in Meredith at $4.062 million, and 55 Broadview Terrace in Gilford at $4.35 million.

 

 

 

As shown by the accompanying chart below, there was a decrease in the number of sales under the $1 million mark and an increase in sales of properties between $1 and $2 million dollars for the year. There was very little change in the number of properties that sold for over $2 million.

 

Not surprisingly, the community with the highest number of sales for the year was Moultonborough with 66 transactions (they also had the most last year with 55.) Moultonborough always seems to have the highest number of waterfront sales because it happens to have the most waterfront properties of all of the towns on the lake! And with a measly $8.22 per thousand tax rate there is no wonder the town is a popular option. Wolfeboro and Center Harbor posted the highest average sales prices on the lake.

 

There were three sales in December on Lake Winnisquam bringing the total number of sales for 2017 to nineteen with an average price of $604,900. That is the highest average sales price recorded since the peak of the market in 2008 when the average was $602,700. Sales prices on Winnisquam have been steadily creeping upward. The highest sale of the year was at 81 Collins Brook Rd in Meredith at $1.3 m

illion.
