The Winni Waterfront Report November 2017

The Winni Waterfront Report...There were twelve single family waterfront sales on Lake Winnipesaukee in November 2017 with an average sales price of $1,155,875 and a median price point of $943,750. There were six sales over the million-dollar mark. I suspect there will be some great first waterfront Christmas parties at these properties this month!

Winni Waterfront ReportThe entry level sale in November was at 2 Dow Island in Moultonborough…well, there may not be a party there until Spring, but you got the idea! This 1982 vintage, rustic three-bedroom cottage has 1,248 square feet of living space, a great three season porch with views of the lake, and a separate bunkhouse to send the kids off to when they get rowdy. The cottage sits on a level .59-acre lot with 165’ of frontage, two docks, and calm waters out front. The home has co-op electric power, a conventional septic, and was sold fully furnished. It was listed at $399,900, reduced to $386,900, and sold for $370,000 after 219 days on the market.

Winni Waterfront ReportThe median price point representative was at 89 Buzzell Cove Road also in in the big City of Moultonborough. This property consists of a year-round three-bedroom main house and a seasonal three-bedroom guest cottage. The homes were built in 1960 and have charming and rustic interiors featuring knotty pine interiors, exposed beams, brick fireplaces, wood stoves, and large screen porches looking out to the lake and the Ossipee Mountains. They sit on a .88-acre lot with two sandy beaches, two docks, and 182’ of Winni frontage. This was a pretty special property and sold at the full asking price of $845,000 in just five days!

Winni Waterfront ReportThe largest sale for the month was at 7 Lewando Lane in Wolfeboro. This Craftsman style lake home was built in 2001 and has 4,208 square feet of living space, four bedrooms, and five baths. The home features lots of custom details, wood floors, beamed ceilings, wainscoting, a gourmet kitchen with butler’s pantry, breakfast nook, formal dining, living room with the requisite fireplace and a fantastic second floor family game room. Outside is a magnificent covered porch to sit on and enjoy the views and sunsets. The house sits on a .73-acre lot with 214’ of frontage, a perched beach, dock, and boathouse. A detached garage is ready for storing the toys and the Benz.  This home was first listed in 2015 for $3 million, was re-introduced this year at $2.85 million, and sold for $2.65 million with a total time on the market of 580 days.

Winni Waterfront ReportThere was one waterfront sale on Winnisquam at 82 Sunset Drive in Belmont. This 1987 vintage, 1,365 square foot, two-bedroom ranch style home was updated with a new kitchen with stainless steel appliances, new wood flooring, new windows and was move in ready. It sits on a .12-acre lot with 55’ of frontage and a 60’ dock. The house was sold with an 18’ bow-rider just to entice the buyer! This property was listed at $449,000 and sold for $420,000 after 218 days on the market.
