The Winni Waterfront Sales Report Oct. 2017

There were twenty three waterfront homes that sold on Winnipesaukee in October 2017. The average sales price was $1,239,760 and the median sales price stood at $805,000. Nine of the twenty three sales were over the million dollar mark boosting the average sales price for the month.

The Winni Waterfront Sales Report Oct. 2017The entry level sale was 10 Blackbird Lane in the Balmoral development in Moultonborough. While technically the home is located on Shannon Brook it does give the owner direct access to Winni from a 23’ dock on its 75’ of frontage. This 1978 vintage, ranch style home has 980 square feet of open concept living space with vaulted ceilings, an eat in kitchen, three bedrooms, one bath, and a three season porch. There have been lots of recent updates including a new boiler, Rinnai tank-less hot water heater, roof and siding. This property was listed in August of 2016 at $324,900 but couldn’t find a buyer. It was brought on this year at same number but subsequently reduced to $309,900 allowing a deal to be made at $284,000.

This 1,708 square foot, three bed, two bath contemporary home was built in 1986 and has an open concept kitchen, dining, and living room with custom woodwork, field-stone fireplace, and sliders that open onto a large deck with amazing views of Saunders Bay and Mt. Washington beyond. The third acre lot is perfectly level with a sandy beach and 104 foot permanent dock with room for six boats. This property was listed at $975,000, reduced to $850,000 and sold for $805,000 after 115 days on the market.

The Winni Waterfront Sales Report Oct. 2017The highest sale for the month was at 55 Broadview Drive on Governors Island in Gilford. This 11,464 square foot residence was billed as one of the most tasteful and quality homes on Lake Winnipesaukee and I can see why. There are sixteen rooms with six bedrooms including the first floor master suite and five second level en suites, an amazing great room, designer kitchen, lower level family room, two offices, exercise room, screened porch, and workshop. The home has sweeping views from the professionally landscaped 1.59 acre lot with 270’ of frontage. There are two U-Shaped docks with canopies to protect all the toys. This is truly a high quality home to be proud of. This home took a little while to sell. It was listed back in October 2010 for $7.295 million and was on the market for 1,544 days. It was reintroduced in January 2015 at $6.888 million and then reduced down to $5.3 million finding a buyer at $4.35 million after another 963 days on the market. That a total of 2,507 days on the market! But what the heck…it was a great place to spend the time….

There were three sales on Lake Winnisquam in October! An eleven room, three bedroom, three bath, 2,532 square foot ranch style home built in 1980 on a quarter acre lot with 78’ of frontage at 86 Sunset Drive in Belmont with an asking price of $549,900 brought in $490,000 after 99 days on the market. Over at 12 Bear Point in Meredith, a 1971 vintage, three bedroom, bath and a half, year round home with some recent updates including vinyl windows, newer hot water heater and boiler, and roof in 2009 sitting a third acre lot with 70’ of frontage sold for $485,000. This vintage 1900’s home has 3,2053 square feet of inviting living space with four bedrooms including first floor and second floor master suites, three and a half baths, an open concept living area, kitchen with breakfast bar, lots of large windows and skylights, living room with gas fireplace, library, a fantastic sun-room, and decks that overlook a large lawn area. The house sits on a .4-acre lot with 90’ of frontage and glorious sunset views. Pretty nice! This property was listed at $799,000, reduced to $699,000, and sold for $686,5000 after 106 days on the market.
